Our Design & Construction Workflow

At Hay Runner, we are committed to a better client experience. We understand that our industry is sometimes outdated, confusing, and frustrating to the home owner. That's why we've developed our Project Map, to help you understand how a typical project will flow.

This is the standard process for every project, regardless of size and budget. When we start a construction project together, we will customize this for your scope of work, and your dedicated Project Manager will guide you every step of the way.

  • This is the time we bring a designer and a builder together to understand all the moving parts and offer the client a realistic look at approach and feasibility. Our expertise, at this time in a project, is valuable because we will evaluate whether or not the ideas are reasonable - and whether we can realistically match a client's scope with a timeline and budget. This is the most important time in the project to align expectations and take your time to really make sure you are on the right track. It’s important to note that our builder staff is involved from day-one and will help all the way through completion.

  • This is the time when we work on a project that is realistic and understood. We know we can legally do the work (zoning), we know we are on a realistic budgetary path, and understand that a project is moving towards a permit and contract for construction.

  • This is when we work on matching the scope of work with subcontractor bids and material take-offs in order to create a contract. During this phase we have taken the drawings far enough, and have enough information to create a contract and move into production. We then take production all the way through completion and into warranty. Generally, this is the longest phase of the project - and it’s important to note that the design team is still heavily involved in decision making and clarifications all the way through to the end.

Project Size Examples

We categorize our projects based on size, using a scale of 1 to 3 for Small Projects and 1 to 6 for General Contractor projects.
