2 (General Contractor)

Level 2 General Contractor projects grow in all aspects of scope, engage more steps and technicians. After the initial sales call our project management staff will connect with the client to gain further project information ahead of the onboarding site visit. The site visit may include more than one staff person to properly assess the scope and next steps. Projects of this scope, and larger, also typically require input from a structural engineer and structural permit. As with Level 1 General Contractor (Yellow) and larger, this size project involves significant project management to oversee the permitting and coordinate the increased level of technicians involved.

PROJECT STEPS

  • Projects begin with a conversation (or email thread) about the scope of your project: Timeline, budget and work needed

  • Client agrees to pay $100 for a detailed project review, site visit if needed, and development of initial estimate, and generally, to establish feasibility.

  • One or more Hay Runner staff visit the site, take measurements and discuss more project details. A contract with a project plan and estimate follow, and if agreed upon, the project moves forward.

  • All aspects of the project that need architectural, interior or systems design to acquire a permit(s) are prepared. Hay Runner expedites this process to move to the build phases quickly and more design may be required later in the process.

  • Hay Runner designers and builders work with engineers to produce permit ready submissions.

  • Hay Runner staff secures a Building Permit.

  • The first step of the build phase is mobilization: With permits in hand, the project manager begins site visits with relevant staff members, completes contracts with subcontractors and begins staging materials and schedules.

  • Before clients can move into the new / updated space, Hay Runner staff coordinates and secures the Occupancy Permit and completes any final details.

  • Budgets are managed throughout the process and a final reconciliation is completed once all the work is done and sub contractors and material suppliers have invoiced Hay Runner.
